Customers, patients, and staff form their strongest impression of a facility's standards in the restroom. It is the one space where a lapse is unambiguous, and it is where nearly every complaint about a cleaning contractor originates. A scope that treats restrooms as one line item is a scope that will fail.

This is also why restrooms are priced by fixture count, not floor area. A 200 square foot restroom with six fixtures takes far longer than a 400 square foot restroom with two, and any quote based on square footage alone will under-serve the busy one.

Every visit: toilets and urinals cleaned inside, outside, and at the base including behind the bowl; sinks, faucets, and counters; mirrors; partitions and their hardware; all dispensers wiped and restocked; floors swept and mopped with a dedicated mop and fresh solution; trash emptied; and every touchpoint disinfected to contact time — door handles and push plates, flush levers, faucet handles, dispenser levers, and stall latches.

The fixture base and the floor behind the toilet are the two places restroom cleaning most often stops short, and they are the two places restroom odour most often comes from. Urinal and toilet bases need a proper wet clean and periodic acidic treatment for mineral and uric salt buildup, which a neutral cleaner will never remove.

Persistent restroom odour has four common sources: uric salt buildup at fixture bases and in grout, a dry floor drain letting sewer gas back into the room, biofilm in the drain itself, and saturated grout. An air freshener addresses none of them, and layering fragrance over odour is the most obvious sign of a contractor covering rather than cleaning.

The fix is source-directed: acidic treatment on mineral and uric buildup, drain treatment on a stated schedule, grout deep cleaning and sealing, and pouring water into rarely-used floor drains to maintain the trap seal. In Florida, humidity accelerates all of this, so the cycles need to be tighter than a northern building would need.

Running out of paper is the most common restroom complaint in commercial buildings and it is a logistics failure, not a cleaning one. We set par levels by fixture and traffic, restock at every visit, and monitor consumption so a busy building's levels get adjusted upward rather than staying at a number set in the first month.
