Nightly commercial cleaning is recurring janitorial service performed five to seven nights per week, after your business closes. It suits any facility where restrooms, break rooms, and floors take daily public or staff traffic — offices above roughly twenty people, medical practices, gyms, restaurants, schools, and busy retail. Pricing is per visit, driven by square footage, restroom fixture count, and floor type.
Who actually needs nightly service
The honest test is restroom load and food. If more than about twenty-five people use a restroom in a day, or if food is prepared or eaten on site daily, restrooms and break areas will not hold up on a weekly cycle. Odor, buildup around fixtures, and overflowing consumables show up within forty-eight hours, and by day three your staff notice before you do.
The second test is visibility. Any space a customer, patient, or prospective tenant walks through daily — a clinic waiting room, a gym floor, a lobby, a showroom — is judged on its worst day, not its average. Nightly service exists so there is no worst day.
What a nightly visit includes
Every night is the same core routine: restrooms fully serviced and restocked, trash and recycling pulled, all touchpoints disinfected, break rooms and kitchens wiped and reset, entries and glass spot-cleaned, hard floors dust-mopped and damp-mopped, and carpet traffic lanes vacuumed. Nothing on that list is optional or 'as needed' — that language is how scopes get quietly thinned out.
Layered on top is a rotating detail schedule: baseboards, vents, high dusting, partition walls, appliance interiors, and edge vacuuming on a weekly or monthly rotation so the building does not slowly drift. Your scope of work should state which night each rotating task falls on.
Timing and access
Most nightly accounts are serviced between 6pm and 5am. Crews work after your last shift so no one is cleaning around occupied desks or a live dining room. Access is arranged in whatever way your building allows — key, fob, lockbox, alarm code with a named user, or a property-manager credential — and documented in the contract.
Restaurants and bars are the exception and are typically serviced after close, in the small hours, timed around the kitchen's own closing duties so our crew is not competing with your team for the same floor.
What nightly costs and what drives it
Nightly is priced per visit, then billed as a fixed monthly figure so your books are predictable. Twenty visits a month at a lower per-visit rate is almost always cheaper per square foot than eight visits at a higher one — frequency lowers the unit cost because the building never gets far enough out of condition to need recovery work.

- Is nightly cleaning more expensive than weekly?
- More per month, less per visit, and usually less per square foot over a year. Buildings on weekly service accumulate work that has to be recovered with periodic deep cleans, and those recovery visits are billed separately.
- Do you clean seven nights or five?
- Both are available. Offices usually run five nights, Monday through Friday. Restaurants, gyms, and medical urgent care typically run six or seven.
- Will the same crew clean my building every night?
- That is the goal and it is how quality holds. A consistent assigned crew learns your building; a rotating pool never does. Coverage crews are used for vacations and callouts and are walked through your scope first.
- Who supplies paper products and soap?
- Either party can. Most clients have us supply and restock consumables so it never becomes an office manager's problem, billed at cost plus handling and itemised on the invoice.
- Can we start nightly and reduce later?
- Yes. Many buildings start nightly to get to a baseline condition, then step down to three nights once the building holds. Frequency should follow the building, not the contract.
